How to buy a new launch condo in Singapore

Six things worth settling before you walk into a showflat.

    Get your loan approval (IPA) before you view showflats

    An In-Principle Approval tells you the exact budget you can commit to. Booking day moves fast, and a cheque placed without an IPA is the most common way buyers lose their option fee.

    Understand the progressive payment schedule

    New launches are paid in stages as construction progresses, so your monthly instalment starts small and grows. Plan your cash flow across the whole build period, not just the booking day.

    Know your ABSD position before placing a cheque

    Additional Buyer's Stamp Duty depends on residency status and how many homes you already own. If you are selling an existing home, check the timeline and any remission conditions first.

    Phase-one pricing is usually the sharpest

    Developers typically release early stacks at lower prices and raise them as units sell. Being ready at the first release usually beats waiting for a discount later.

    Compare against land cost, not just neighbouring projects

    The land price the developer paid sets the floor for what they can sell at. It is a better sanity check on pricing than comparing headline PSF with an older project next door.

    Watch unsold inventory, not launch-weekend headlines

    How many units remain months after launch tells you far more about real demand than a first-weekend sales percentage.
