"Hotel-branded" is the most over-used phrase in Singapore luxury marketing, and The Residences at W Singapore – Sentosa Cove is where it gets tested most often. Buyers ask me the same thing at every viewing: what does the W badge actually get me on a Tuesday morning, and what does it cost every month?
This article answers that plainly: what a branded residence is, how W Residences Sentosa Cove ties to the 240-key hotel next door, the services as marketed, the facilities, the location, the holding costs, and who the lifestyle suits. For prices and unit types, see the buyer's guide.

What a branded residence is (and isn't)
A branded residence is a private condominium that carries a hospitality brand and usually sits beside that brand's hotel. You own the strata title like any other condo; the brand licenses its name and design language, and residents get a menu of hotel services, some included, most chargeable.
Three things it is not:
- Hotel ownership. You don't share in hotel revenue. The W Singapore – Sentosa Cove hotel was sold by CDL to CDL Hospitality Trusts in 2020 and is a separate asset.
- A serviced apartment. Nobody runs your unit for you by default. Leasing and management are your responsibility.
- An automatic price premium. W Residences launched in 2010 at about S$2,736 psf and relaunched in April 2024 roughly 40% lower. The brand didn't protect the price; the price history explains why.
What the brand does give you is a design standard, adjacent hotel infrastructure, and a tenant pool that searches for "W Residences" by name when relocating.
The set-up: 228 homes, one hotel, one retail strip
The precinct has three parts:

Why this matters: all three pieces now have, or will have, different owners. Services that cross the boundary between residences and hotel depend on arrangements between separate parties, which is why I tell every buyer to confirm the current service menu in writing rather than rely on a 2010 brochure.
W Residences hotel services: what is marketed
As marketed by the developer, residents have access to:
- Hotel concierge — bookings, deliveries, arrivals, the usual front-desk layer.
- Room service — hotel F&B delivered to your unit.
- Housekeeping on request — chargeable cleaning and turn-down through the hotel's housekeeping team.
- AWAY Spa access — the hotel's spa, including treatments and facilities.
- Special rates at W hotels in Asia Pacific — resident privileges when you travel within the brand.
- Preferred dining reservations at Quayside Isle — priority at the restaurants next door.
Important: this is the list as marketed by the developer. Confirm the current service menu and charges before you commit. What is bundled into maintenance, what is pay-per-use and how it is priced can change with hotel management and MCST agreements. Ask specifically whether a branded-residence service charge is levied on top of standard maintenance.

On-site facilities
The grounds are zoned into an "Active Zone" and a "Private Space": pool and social areas on one side, quieter gardens and waterfront on the other.
- WET infinity lap pool — the signature pool with the hotel behind it.
- Private clubhouse and fitness centre — residents' own, separate from the hotel gym.
- Jacuzzi and cabanas along the pool deck.
- BBQ fire pit — one of the more used facilities on weekends.
- Children's playground — modest, but families with young children do live here.
- Mooring berths and waterfront promenade — berthing on the residences' own frontage. Availability and fees are handled separately, so ask.
- Residents' concierge — distinct from the hotel desk.
- 243 car park lots including buggy lots for 228 units.
The building holds a BCA Green Mark Gold Plus rating.

Location: what living here is like day to day
- Quayside Isle is directly adjacent. Restaurants, Cold Storage and clinics are a walk, not a drive — the biggest practical advantage W has over most neighbours.
- ONE°15 Marina, Sentosa Golf Club and Tanjong Beach Club are minutes away. Sentosa Cove Village covers the rest.
- Transport is the trade-off. No MRT on Sentosa. HarbourFront MRT and VivoCity are a 10–15 minute drive, the CBD and Orchard 15–20 minutes, public transport to the mainland 40–50 minutes. Households here run at least one car.
- Schools. Islander Pre-School by EtonHouse runs to K2 on Sentosa. There are no primary schools on the island.

What it costs to hold a branded residence
This is where the lifestyle gets priced. Budget for four layers:
- MCST maintenance fee — the standard condo charge. Confirm the current figure for your unit size.
- Sinking fund contribution — for major works. In a 2011 building, ask about the balance and what is scheduled.
- SDC charges — Sentosa Development Corporation charges on top of MCST fees. Mainland condos don't have this line.
- Branded-residence service charges — possibly extra, depending on how hotel services are structured. Confirm.
Add property tax at owner-occupier rates of 0–32% of Annual Value, or 12–36% if let. On a 3-bedder renting at about S$11,200 a month, the non-owner-occupier rate is meaningful. Get every figure from the MCST or sales office for the exact unit before you sign.
Market context in one chart

W Residences averages about S$1,830 psf, with a 12-month average price of roughly S$3.28m — below the Sentosa Cove 99-year average and well below Cape Royale's ~S$2,250 psf, unusual for the island's only hotel-branded project. The pros and cons review covers why.
Who this lifestyle actually suits
It suits:
- Frequent travellers and lock-and-leave owners. If you're away half the month, a concierge, on-request housekeeping and a hotel next door beat a bigger balcony.
- Boat owners. Berths on your own frontage, ONE°15 down the road, Cold Storage within walking distance.
- Households that entertain. Room service, the fire pit, cabanas and Quayside Isle make hosting easy.
- Landlords targeting the relocation market. Tenants are expats, hotel-lifestyle seekers and families wanting marina frontage. 2-bedders rent from around S$7,300 and 3-bedders around S$11,200, for a gross yield of roughly 3.5–3.6%, higher than most prime condos. See the rental yield analysis.
It suits less well:
- Families needing a primary school run without a second driver.
- View-first buyers. Six-storey blocks mean fewer elevated units than Cape Royale's 17–20-storey towers; the best water views are at the front stacks. Check the floor plans and unit types.
- Anyone expecting the brand to carry the resale. It didn't from 2010 to 2024; the price reset did the work.
