The Residences at W Singapore – Sentosa Cove is a small project by Sentosa Cove standards: 228 units across 7 blocks of only 6 storeys, on a site of roughly 23,263 sq m. That combination of low density and low height changes how you should read a W Residences floor plan. The usual condo questions (how high, which stack, how far from the lift) still apply, but they carry different weight when the whole building is six floors and every block sits close to the water.
This article covers the unit types and size bands, what low-rise means for floor choice, orientation, penthouse terraces, parking, and my viewing checklist. One note up front: I am deliberately not reproducing floor plan drawings. Layouts vary by block and stack, and some units have been reconfigured since 2011. Request the actual floor plan for the specific unit, from the developer's sales team or the seller's agent, and check it against the unit in person.

Unit types and size bands
The published unit mix falls into four families. Sizes below are approximate bands from the developer's marketing and URA caveats; individual units differ.

A few observations on the bands.
The 2-bedders are large for 2-bedders. At 1,227–1,292 sq ft they are the size of many mainland 3-bedders. They are also the only sub-S$3m route into the project and were the fastest to move in 2024, so expect limited availability.
The 3-bedroom band is very wide. A 1,625 sq ft B-type and a 2,616 sq ft B-type are different products at different prices. Recent caveats show it: a 1,948 sq ft 3BR sold for S$3.39m (S$1,738 psf) in March 2026, while a 2,572 sq ft 3BR went for S$5.01m (S$1,946 psf) in January 2026. When someone quotes "a W 3-bedder", ask for the square footage before the price.
The 4-bedders overlap with the 3-bedders. A 2,067 sq ft C1 can be smaller than a large B1e. The 3,273 sq ft 4BR units in caveats (S$6.08m at S$1,858 psf in December 2025; S$5.79m at S$1,768 psf in April 2026) are a different scale and behave more like penthouse alternatives.
Penthouses span three times in size. From ~2,217 to ~6,927 sq ft, "penthouse" here describes the top-floor position more than a size class.

What a 6-storey building does to floor choice
In a 17- or 20-storey Sentosa Cove tower, the floor premium is real: a high floor buys horizon views, breeze and privacy, and valuers price it. At W Residences the top floor is a few storeys above the ground, so the "high-floor premium" in the usual sense largely does not exist. What you get instead is a set of trade-offs about position, not height.
Ground floor. Typically the largest patio or garden space, the most direct access to the pool deck, mooring berths and promenade, and the easiest for young families or anyone who dislikes lifts. The downsides: less privacy from passers-by, potentially more noise from the "Active Zone" of the grounds, and a view at water level rather than over it. Check what the outdoor space is legally (private enclosed space versus common area you face) and whether it counts in the strata area.
Middle floors (2 to 5). The bulk of the stock. Differences are small; orientation matters far more. Do not pay a meaningful premium for floor 4 over floor 3 unless the view genuinely changes.
Top floor / penthouse level. Roof terraces, higher ceilings in some layouts, and more privacy. Given the low height, "top floor" puts you above the treeline and neighbouring roofs, enough for an open view across the marina, but it is not a tower-top experience.
The practical consequence: spend your premium on orientation and block position, not on floor number.
Marina-facing vs inward-facing
The 7 blocks sit at 1–13 Ocean Way (odd numbers), between the W hotel and the waterfront. Units broadly face outward to the marina, mooring berths and promenade, or inward to the pool and the other blocks. The developer's zoning of the grounds into an "Active Zone" and a "Private Space" tells you which side to expect noise on.
Marina-facing. Boats, water and the Quayside Isle waterfront. This is why people buy in the Cove, and it is the side that lets fastest and holds value best. It also sees evening activity from Quayside Isle's restaurants and marina traffic. Visit at 8pm on a Friday as well as 10am on a Tuesday.
Inward-facing. Quieter, often cooler, priced lower. For yield buyers whose tenants want facilities more than views, inward stacks can make sense. For owner-occupiers who chose Sentosa Cove for the water, they usually disappoint on resale.
Hotel-adjacent. Some blocks sit closer to the 240-key W hotel and its WET pool and event spaces. Convenient for the branded services (concierge, room service, AWAY Spa access, as marketed by the developer), but check for weekend event noise.
Ask for a site plan with the block and stack marked, then walk from the unit to the pool, the carpark lift and the promenade. In a low-rise project those distances vary more than you would think.

Penthouses: the terraces are the product
Seventeen penthouses were still unsold at the April 2024 relaunch, and developer asking prices run roughly S$4.07m to S$10.86m. The range in size (~2,217 to ~6,927 sq ft) and price tells you these are not one product. What I check on a penthouse plan:
- How much of the strata area is terrace? Roof terraces can be a large share of a 5,000–6,927 sq ft penthouse. That space is wonderful to use and cheap to build; make sure the psf you are paying reflects the split between air-conditioned interior and open terrace.
- Terrace orientation and shade. A marina-facing terrace with afternoon sun needs a pergola or it goes unused from 1pm to 5pm. Ask whether the MCST permits shading structures.
- Access. Same level as the living area, or up an internal stair? Stairs change how a family uses the space and how a tenant values it.
- Services on the roof. Locate condensers, water tanks and any building plant on adjacent roofs.
- Rent. Large 5BR and penthouse units have let for up to roughly S$26,000–30,000 a month, which sounds strong until you divide it into a S$9–10m purchase. Run the yield on the actual asking price.

Parking, buggies and storage
W Residences has 243 car park lots for 228 units, and that count includes buggy lots. Sentosa Cove residents use golf buggies for short trips to Quayside Isle or the marina, so buggy lots are a genuine amenity, but they also mean the ratio of full-size car lots to units is tighter than 243:228 suggests. Confirm with the MCST how lots are allocated, whether a second car is possible, and where any EV charging points are.
Sentosa is car-dependent: no MRT on the island, HarbourFront and VivoCity about 10–15 minutes by car, public transport to the mainland 40–50 minutes. A unit without a workable parking arrangement is a hard sell, whatever the floor plan looks like.
The viewing checklist
Bring this to every viewing. It takes 20 minutes and has saved my buyers from expensive surprises.
- Actual floor plan in hand. Not a brochure "typical" plan. Confirm the strata area, and how much of it is balcony, terrace, planter, air-con ledge or bay window.
- Type and stack. Note the type code (A2, A4, B1d, B1e, C1, C2 or penthouse designation) and stack number so you can compare like with like across caveats.
- Orientation. Marina, inward or hotel-side, and the direction the main balcony faces for sun.
- Floor. Ground (check outdoor space status), middle, or top. Do not pay a tower-style floor premium in a 6-storey block.
- Noise test. Stand on the balcony with the doors open for five minutes; return at a different time of day.
- Condition. TOP was March 2011. Check air-conditioning age, waterproofing at balconies and bathrooms, and any evidence of past leaks, especially in penthouses with large terraces.
- Renovation history. Some units have been reconfigured. Confirm any changes had MCST approval and match the approved plan.
- Charges. Get the current MCST maintenance fee, sinking fund contribution and Sentosa Development Corporation (SDC) charges for that specific unit, plus any separate branded-residence service charge. Ask in writing.
- Parking. Which lot, whether it is fixed, and whether it is a car or buggy lot.
- Comparable caveats. Match type and size against recent caveats: 1,948 sq ft 3BR at S$1,738 psf (Mar 2026), 2,572 sq ft 3BR at S$1,946 psf (Jan 2026), 3,273 sq ft 4BR at S$1,768–1,858 psf (Dec 2025, Apr 2026). The project average is about S$1,830 psf; know why a unit sits above or below it before you offer.
