Is S$2,608 PSF reasonable?

Rather than assessing the starting PSF alone, buyers should evaluate three important factors.

1. Comparison with nearby condominiums

Compare Thomson Reserve against established developments such as JadeScape and Thomson Three, adjusting for age, tenure, size, layout and facilities. Resale transaction PSF should not be treated as directly equivalent to new-launch PSF.

2. Difference between unit types

A smaller two-bedroom apartment may have a lower overall quantum despite a relatively high PSF. Larger family units may offer different space efficiency and affordability considerations.

3. Long-term financial commitment

Beyond the purchase price, buyers need to calculate Buyer’s Stamp Duty, applicable Additional Buyer’s Stamp Duty, down payment, CPF usage, mortgage instalments and ongoing maintenance fees.

Should buyers enter at launch?

Launch pricing can present opportunities, but there is no guarantee that the lowest-priced unit offers the best value. For buyers planning to hold the property long term, selecting an efficient layout at a sustainable price is more important than simply securing the cheapest available unit.

Our view: Compare actual unit-level prices and surrounding transactions before committing. A good property bought at the wrong price can still produce a disappointing investment outcome.
