Cape Royale Floor Plans and Unit Types: How to Pick the Right Stack

Every Cape Royale enquiry eventually turns into the same question: "Which stack?" Across 302 units, the PSF band runs from roughly S$2,130 to S$2,420, and almost all of that spread comes down to three things — which way the unit faces, how high it sits, and how the floor plan is laid out. Same building, same lease, same facilities; up to 13% difference in price.
This post covers the Cape Royale floor plan families, sea-facing versus pool-facing, high versus low, and the checklist I bring to every viewing. For prices, eligibility and holding costs, start with the main buyer's guide.
One note: I'm deliberately not reproducing stack numbers or room dimensions. Layouts vary by tower and stack, so ask your agent for the actual floor plans — I send them as a matter of course — and use this article as the framework for reading them.

Cape Royale unit types and size bands
The overall range in the caveats runs from about 883 to 4,768 sq ft, but the bulk of the project sits in a generous, fairly narrow band.

What to notice:
- The "2-bedroom" is not a small unit. At ~2,508 sq ft it is bigger than most mainland 4-bedders, and it transacted between S$5.34m and S$6.06m in 2025.
- The compact 3-bedder is the quantum play. At ~1,679–1,906 sq ft it gets you into Sentosa Cove at roughly S$3.5m to S$4.4m; current asking prices for 3- to 4-bedders start around S$3.49m.
- The 4-bedders up to ~2,713 sq ft are the family product — what expat senior-management tenants lease at S$16,000–21,800 a month.
What the Cape Royale floor plans have in common
Wide frontage. Units are laid out wide rather than deep, so the living and dining space and most bedrooms sit along the external wall and share the view and light. It's the opposite of the long, narrow plans in many newer, smaller CCR launches, and the main reason the units feel bigger than their already-large square footage.
Proper balconies. Sized for outdoor dining, not a token ledge. Check how balcony area is counted on the strata plan — it's part of the total square footage and affects how you read the PSF.
Family-sized kitchens. Large enough for a household that actually cooks, with helper's room and yard in the bigger configurations.
Because the building completed in 2013 and spent nearly a decade as a rental portfolio, condition varies a lot between units. Read the plan, but judge the unit.
Sea-facing vs pool-facing
This is where the PSF spread comes from.
Cape Royale sits at the tip of Cove Way facing the Southern Islands and the marina. Sea-facing stacks have open-water views that cannot be built out and transact towards the top of the S$2,130–2,420 band. The 3,111 sq ft unit that hit S$3,069 psf in October 2024 shows what the very best stacks can command.
Pool-facing and inward-facing stacks look over the lap pool, deck and landscaping and price towards the lower end of the band. For a quantum-first buyer, that's the same floor plan in the same building for meaningfully less money.
My steer:
- Owner-occupiers holding 10+ years: stretch for sea-facing if you can without maxing the loan. The premium holds on resale.
- Investors: tenants pay for the view too, but run the yield both ways — at ~3.1–3.2% gross across the project, a cheaper pool-facing unit can match or beat it if rents are close.
- Anyone stretching: buy the pool-facing unit you can comfortably afford. Cape Royale is a hold, not a flip, and the four-year SSD makes that a legal reality as well as a financial one.
High floor vs low floor
The towers rise to 18 storeys, so there's a real spread to choose from.

Two nuances: orientation usually beats height — a mid-floor sea-facing unit will typically outprice a top-floor inward-facing one — and low floors on the best stacks can be the smart buy if the water view is still unobstructed. Only a physical viewing will tell you.
The Cape Royale penthouses
- PSF is similar to the regular units. The 2022 launch penthouse — 4,768 sq ft at S$10.107m — worked out to S$2,120 psf, in line with the 3-bedders launched alongside it. You're paying for space, not a penthouse multiple.
- Quantum is the constraint. Asking from ~S$7.5m upwards narrows the buyer pool — thinner resale liquidity, but less competition when buying.
- Check how the area is made up. Penthouse plans often include substantial outdoor terrace space. Separate internal from outdoor area before you interpret the PSF.
What to check at a Cape Royale viewing
The floor plan tells you the shape. The viewing tells you the truth.
Orientation and afternoon sun. Work out which way the main living wall faces and visit at the time of day you'd be home. West-facing frontage means serious afternoon heat; sea-facing does not automatically mean shaded.
Noise. Stand on the balcony with the doors open for five minutes — pool deck, marina, any works nearby — then close them and check how much the glazing cuts.
Condition and works history. Check aircon, water heaters, appliances and balcony waterproofing. Ask whether the unit was refreshed at the 2022 release or renovated since.
Sinking fund and upcoming major works. Ask for the current sinking fund balance and any planned capital works — façade, lifts, pool re-tiling. This is the most skipped question at luxury condo viewings and the one most likely to cost you later.
Maintenance fee, car park, tenancy. Confirm the actual monthly fee for that stack, how many car park lots come with the unit (a car is close to essential in Sentosa Cove), and, if tenanted, the lease expiry and rent.
The one-page viewing checklist
- Actual floor plan for this unit in hand
- Compass direction of the main frontage
- Viewed at the time of day I'd be home
- Balcony noise test, doors open and closed
- Sightline check from every room
- Aircon, heaters, appliances, waterproofing checked
- Works history asked
- Sinking fund and planned major works requested
- Exact maintenance fee confirmed
- Car park lots confirmed
- Tenancy status and expiry confirmed
- Compared against two other stacks in the same size band
How I'd shortlist
Size band first, orientation second, floor third — and don't drop a size band to get the view; you'll miss the bedroom before you miss the horizon. And always get the actual floor plans from the agent before you go down to Cove Way. It saves you a Saturday.
